Is buying a house always a better investment than renting and investing the difference, or is "renting is throwing money away" outdated advice?
The case for buying is familiar: your mortgage payment builds equity instead of disappearing into a landlord's pocket, home values have historically appreciated, and you get leverage most people would never access buying stocks. But the math is more complicated than it looks — property taxes, maintenance, insurance, closing costs, and mortgage interest add up to a lot of money that builds no wealth at all, and someone who rents a cheaper place and consistently invests the difference in an index fund can, in many markets and time horizons, come out ahead of a homeowner. The honest answer economists tend to give is that it depends heavily on your specific market, how long you'll stay, and what you'd actually do with the money you'd save by renting — not a universal rule either way.
